Rogue Valley Community Development Corporation's (CDC)  mission is to promote viable neighborhoods that enhance healthy, sustainable communities by developing and operating long term affordable housing and community services. We will celebrate 20 years of service to the community in 2010.

 

Building Homes People Can Afford

The CDC assists people to build their own homes together from the ground up, neighbor helping neighbor in our Mutual Self Help Housing program. The work on the homes (65% of it) serves in lieu of a cash downpayment. Safe, responsible financing is provided by USDA. We teach you and your neighbors the construction and group skills needed to build your home safely, manage specialty contractors and bids, provide bookkeeping for your construction loan, and more. The first 15 units built in the program are home to 18 adults and 14 children. Monthly mortgage payments have ranged from $400 to $750, with one at $950. Investing in Youth

Youthbuild prepares youth for a future in their community by showing them a path to self sufficiency, meaningful employment, and leadership. Rogue Valley Youthbuild is a collaboration between the Rogue Valley CDC, The Job Council, and Rogue Community College. Youth ages 16-24 that have dropped out of school complete GEDs, receive counseling, basic skills, financial literacy, develop leadership skills, and get direct training in construction, all while earning a stipend.  We teach youth a full range of construction skills while building affordable housing and community projects. Youth are expected to show up on time, maintain a clean work site, respect others and listen to presentations by local contractors. Over 25 youth per year participate.

 

Housing Affordability Today, and Tomorrow

Most of our homes now utilize a Community Land Trust model: affordable homes are built by homeowners on land owned by the CDC reducing the cost of homeownership. The land lease ensures permanent affordability for future lower-income homebuyers and preserves public investments while allowing homeowners to build equity and live in a stable, affordable home of their own. We have an ongoing relationship with homeowners, maintain the property, and can help them prevent mortgage default or access other services if needed. Fifteen homes are held in land trust, and fifteen more will be added in 2009-2010.

 

Building Assets by Teaching Savings Skills

Dream$avers is a matched savings program that enables participants to improve their lives by learning money management skills and helping them save for long term assets such as education, job training, or homeownership. Program funding matches each dollar saved and is paid to the goal vendor directly. Participants receive financial education classes and goal-specific classes. We partner with SOFCU Community Credit Union and local banks.

 

Rogue Valley CDC is supported by diverse resources including donations from individuals, banks and businesses, foundation and government grants, and earned income.
